RECOMMENDATION TO COMMON COUNCIL TO AMEND THE 2010
COMPREHENSIVE PLAN, AND APPROVAL OF A FINAL PLAT FOR
THE ROSEWOOD ESTATES ADDITION NO. 1 SUBDIVISION
BY ROSEWOOD ESTATES PARTNERSHIP,
LOCATED IN THE NE 'A AND NW 'A OF SECTION 11
WHEREAS, A Final Plat was submitted by Rosewood Estates Partnership for Rosewood Estates
Addition No. 1 Subdivision of the Miller property located in the NE % and NW '/1 of Section 11,
and
WHEREAS, Said plat consist of approximately 7.55 acres, and proposes 9 residential parcels of
approximately 20,000 square feet in size, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a minimum lot
size of 20,000 square feet and an average minimum width of 110 feet, and said lots appear to
meet said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Pian depicts this area for private open space and
recreation, and said proposal will require a Plan amendment to medium density residential, and
wells, and
WHEREAS, Said parcels will be serviced by City sewer and will access water through private
WHEREAS, Wetlands are present on the parcel, and have been field delineated by the
Southeastern Wisconsin Regional Planning Commission in conjunction with the platting of the
Rosewood Estates Subdivision.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends amending the 2010
Comprehensive Plan to depict the subject area as medium density residential consistent with the
RS-2 zoning designation.

BE IT FURTHER RESOLVED, That the Plan Commission approves of a 7.55 acre, 9 parcel / I
outlot sketch preliminary plat for the Rosewood Estates Addition No. 1 Subdivision by Rosewood
Estates Partnership, located on the Miller property in the NE '/1 and NW X of Section 11, and will
be receptive to the submittal of a final plat subject to resolution of technical discrepancies as
in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.

BE IT FURTHER RESOLVED, That a digital 'DXF file, '.DGN file, or 'DWG file of this final plat

Coordinates NGVD 1929 or others approved by the City Engineer
BE IT FURTHER RESOLVED, That is approval is subject to the execution of a Subdividers
Agreement concurrent with receipt of City signatures on the Final Plat.
