PCR2002031-RESOLUTION #P.C. 031-2002 APPROVAL OF A YIELD PLAN FOR THE BOXHORN RESERVE PROPERTY LOCATED IN 0 THE NE X, OF SECTION 24 (PART OF TAX KEY NOS. 2253.999 I NORTH CAPE ROAD) WHEREAS, On February 22. 2002 a yield plan was submitted by Creative Homes for the Blather property located in the NE % of Section 24, and WHEREAS, The yield plan consists of approximately 20.5 acres and proposes 16 parcels, and WHEREAS, Said property is zoned R-2 Country Home District, R-3 Country Home District, and RS-3 Suburban Residence District. and WHEREAS, The 2010 Comprehensive Plan depicts this area for low density residential development at a density not to exceed 0.5 to 0.7 dwelling units per gross acre, and WHEREAS, Said parcels will be serviced by public sanitary sewer and private water, and WHEREAS, The Conservation Plan depicts the westerly eight acres of the property as a high acquisition priority, and the yield plan is the first step in the preparation of a Conservation Subdivision. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 20.5 acre, 16 parcel yield Plan for the Boxhorn Reserve as proposed by Creative Homes located in the NE y, of Section 24 and will be receptive to the submittal of a preliminary plat for a Conservation Subdivision under the auspices of the COPD Conservation Planned Development Overlay District.
