PCR2002004e RESOLUTION #P.C. 004-2002 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) LOT LAND DIVISION FOR THE SCHWEITZER PROPERTY LOCATED IN THE SE X OF SECTION 23 (TAX KEY NO. 2252.932 / S94 W14140 RYAN ROAD) WHEREAS, On January 5, 2002 a certified survey map was submitted by Larry Schweitzer for a two (2) lot land division of the Schweitzer property located in the SE 'A of Section 23, and WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and said lots meet said minimum zoning requirements, and WHEREAS, The 2010 Comprehensive Plan depicts this area for low density residential development and a Public Hearing has been scheduled for February 12, 2002 to amend the Plan to depict the entire area bounded by Groveway Lane, Ryan Road and Boxhorn Drive as medium density residential, in order to be consistent with existing zoning and sanitary sewer planning, and e WHEREAS, Said parcels will be serviced by City sewer and will access water through private systems, and THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two (2) lot land division of the Schweitzer property located in the SE 'A of Section 23 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a *.DXF file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
