APPROVAL OF BUILDING SITE AND OPERATION PLAN
FOR THE TESS CORNERS VOLUNTEER FIRE DEPARTMENT STATION #2
AT THE PROPERTY LOCATED AT SlOO W13444 LOOMIS DRIVE (TAX KEY NO. 2259.979)
WHEREAS, Plans were submitted by the Tess Corners Volunteer Fire Department for a Building, Site
and Operation Plan for a new 8,300 square foot fire station at the property located at SlOO W13444
Loomis Drive on December 7,2001, and revised plans were submitted on April 4,2002, and I
WHEREAS, Said properly is currently zoned RSElOlP Suburban Estate District with the Institution and
Public Service Overlay, and said use is a permitted use by right, and
WHEREAS, The proposed structure meets all bulk requirements of the zoning code, and
WHEREAS, The City of Muskego General Design Guide requires four sided architecture, and the
proposed structure does conform to the Guide, and
WHEREAS, The structure is proposed top

WHEREAS, Exterior lighting is proposed and cut-off fixtures are illustrated, and the fixture kghkawN
-etail is located on Ihe plans, and the overall height will not exceed 15-feet above
grade, and a concrete base is illustrated to be126" above grade, and photometric plans have netbeen
submitted at this time, and.
WHEREAS, The trash enclosure is illustrated to be constructed of split face concrete block with pressure
treated wood gates, and
WHEREAS, The wetlands present on the property have been previously delineated and are not proposed
to be disturbed, and
WHEREAS, Grading and on-site stormwater management plans are required by Municipal Code, and
WHEREAS, Parking to accommodate 40 vehicles is illustrated on the site plan, and this appears to be
sufficient for the use of the building, and
WHEREAS, Landscaping is proposed in the form of deciduous and evergreen trees and shrubs, and
I WHEREAS, No signage detail is provided, and all signs should be submitted for Pian Commission review,
and
0 WHEREAS, The proposed facility will be served by private well and public sanitary sewer systems.

THEREFORE BE IT RESOLVED, The Plan Commission approves of the Building, Site and Operation
Fire Company for an 8.300 square foot structure at the property located at SlOO W13444 Loomis Drive. I
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and
that all aspect of this plan as they relate to landscape areas and drainage shall be maintained in
perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping
andlor asphalting. a bond, letter of credit or cashiers check equal to twice the value of said costs must be
submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall
result in the imposition of fines of $100 per day, the initiation of legal action, or both.
