PCR2001189BAMENDED RESOLUTION #P.C. 189b-2001 APPROVAL OF AN AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR THE ST LEONARD CONGREGATION PROPERTY LOCATED AT W173 S7743 WESTWOOD DRIVE (TAX KEY NO. 2196.945) I WHEREAS, On December 7,2001 plans were submitted by Birschbach B Associates to amend the existing Building, Site and Operation Plan of the St Leonard Congregation property located at W173 S7743 Westwood Drive, and WHEREAS, Said plans were revised and resubmitted on January 8. 2002, and January 25, 2002, and WHEREAS, The existing property contains a church, private elementary school, and ancillary uses, and WHEREAS, The petitioner proposes to construct a 10,315 square foot addition to the church, a covered port cochere, and an 11.875 square foot gymnasium, and WHEREAS, The property is zoned RS-3 I OIP District and the existing and proposed uses are in conformance to all the requirements of said zoning district, and WHEREAS, The proposed structures meet the setback, offset, and floor area requirements of the zoning district, but the proposed steeple exceeds the height requirements of the district by 42 feet, and WHEREAS, The site plan illustrated 466 parking spaces and this meets the total number of stalls 0 recommended by Planning Staff, and WHEREAS, Landscaping plans have been submitted which illustrates plantings in the parking lot islands and around the building addition foundations, and WHEREAS, Photometrics have been submitted which illustrate the installation of ten high-pressure sodium fixtures and appear to meet the City's requirements, P said plans are currently being reviewed by the City's consulting engineers, and .. . ,and I WHEREAS, Stormwater management plans have been submitted and are currently being reviewed by the City's consulting engineers for compliance, and WHEREAS, The site plans have been forwarded to the Fire Inspector for conformance with local fire codes, and WHEREAS, The 10,315 square foot addition to the church is proposed to be constructed of face brick and cedar to match the existing structure, and WHEREAS, The 11,875 square foot addition to the school is proposed to be constructed of- textweface brick veneer over pre-cast concrete panels, and said materials are &consistent with the I balance of the site. 0 operation plan for the construction of a 10,315 square foot addition to the church, a port cochere6wewd THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended building, site and e&yway. and an 11.875 square foot gymnasium at the St Leonard Congregation property located at I building elevation plans revised and submitted January 25, 2002.; W173 S7743 Westwood Drive, in accordance with site plans revised and submitted January 8,2002 and BE IT FURTHER RESOLVED, The photometric plans shall be approved by the City's consulting engineers prior to the release of building permits. BE IT FURTHER RESOLVED, That concurrent with the final Building Site and Operation Plan review, pursuant to Section 17:5.03 of the Zoning Code, the Plan Commission will be receptive to the issuance of a height exception for the steeple.
