APPROVAL OF A YIELD PLAN FOR THE ENGEL-EWALD ESTATE PROPERTY LOCATED IN
THE NE %, NW X, SE X AND SW 'h OF SECTION 20 (TAX KEY NOS. 2237,995,2237,996,
2237,997,2238.992, AND 2238.993 / S92 W19656 HENNEBERRY DRIVE)
WHEREAS, On November 21, 2001 a yield plan was submitted by Ken Herro, Agent for the
Engel-Ewald Estate property located in the NE %, NW X, SE % and SW !4 of Section 20, and
WHEREAS, The yield plan consists of approximately 140 acres, proposes 36 parcels, and
provides open space for stormwater management purposes, and
WHEREAS, Said property is zoned EA Exclusive Agriculture and A - Agriculture District, and a
rezoning to A - Agriculture District would be required in order to implement the Yield Plan, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for rural development at a density
not to exceed one dwelling unit per 120,000 square feet, and the yield plan meets with objective,
and
WHEREAS, Said parcels will be serviced by private sanitary sewer and water, and
WHEREAS, Said parcels may be served by private water systems or may be served by municipal
water if demonstrated to be economical, and
WHEREAS, The 2010 Street System Plan depicts Henneberry Drive to have an 80 foot wide
ultimate width, and the proposal is consistent with the Plan, and
WHEREAS, The Conservation Plan depicts the wetlands. floodplain, and shoreland wetlands as
a high acquisition priority, and the yield plan is the first step in the preparation of a Conservation
Subdivision.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 140 acre, 36 parcel
yield plan for the Engel-Ewald Estate property as proposed by Ken Herro, Agent for the Estate
and located in the NE ?A, NW %, SE % and SW X of Section 20 and will be receptive to the
submittal of a sketch preliminary plat for a Conservation Subdivision under the auspices of the
COPD Conservation Planned Development Overlay District.
