APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO LOT LAND
DIVISION FOR THE TESS CORNERS FIRE DEPARTMENT STATION NO. 2
PROPERTY LOCATED IN THE SW 'A OF SECTION 25
(TAX KEY NO. 2259.979 AND PART OF 2259.999)
WHEREAS, A certified survey map was submitted on October 23,2001 by the
Tess Corners Volunteer Fire Department for a two (2) lot land division of the
properties located in the SW 'A of Section 25 (Tax Key No. 2259.979 and part of
2259.999). and
WHEREAS, Said properties are zoned RSE/OIP, Suburban Estate District as
modified by the Institution and Public Service Overlay, and RSE. Suburban
Estate District, respectively requiring 40,000 SF in area and 150' average lot
width, and
WHEREAS, The acquired lands are required to be rezoned to include the OIP,
Institution and Public Service Overlay, to accommodate the Fire Department use
and to match the zoning district line to the new property line, and
WHEREAS, The 2010 Comprehensive Plan depicts the westerly 177 feet of Lot 1
for Governmental and Institutional use, and this proposal requires an amendment
to the Plan to include all of Lot 1 in said land use. and
WHEREAS, The wetlands have been delineated by SEWRPC and illustrated on
the Certified Survey Map, and
WHEREAS, Said parcels are serviced by public sanitary and private water
facilities, and
a
WHEREAS, Loomis Drive abutting both parcels is dedicated to its full width of 40
feet from centerline as depicted on the 2010 Street System Plan, and said
dedication has been made, and
WHEREAS, The State Trunk Highway 36 frontage of both parcels must be
illustrated to have "No Vehicular Access", and said restriction is illustrated on the
Certified Survey Map.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a Certified Survey Map for a two (2) lot land
division of the Tess Corners Volunteer Fire Department Station No. 2 property
located in the SW 'A of Section 25 subject to resolution of technical discrepancies
as identified by the City Planning Department and City Engineers, and payment
of all aDDhcable fees in Section 18.14(3) of the Land Division Ordinance and .. e outstanding assessments if applicable. .,
BE IT FURTHER RESOLVED, That a *.DXF, ‘.DGN. or ‘.DWG file of this CSM in
the City’s datum be submitted to the City prior to City signatures being placed
upon the CSM (3-1/2” diskette).
