PCR20011690 RESOLUTION #P.C.169-2001 APPROVAL OF A FIVE (5) LOT SKETCH LAND DIVISION FOR THE DEBACK PROPERTY LOCATED IN THE NW X OF SECTION 32 (TAX KEY NO. 2285.999.007 / RACINE AVENUE) WHEREAS. On October 26,2001 a sketch was submitted by Teri and Bernie Evans for a five (5) 2285.999.007 / Racine Avenue), and lot land division Of the DeBack property located in the NW % of Section 32, (Tax Key No. WHEREAS, The proposed land division would create lots with a minimum area of approximately two acres and an average minimum width of 267 feet, and WHEREAS, Said properties are zoned R-1. Country Home District, requiring a minimum lot size of 80,000 square feet and an average minimum width of 200 feet, and said parcels meet said minimum zoning requirements. and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for rural residential development. and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by private sanitary sewer and private water, and WHEREAS, A flag lot is proposed for one of the lots and the remaining four lots will utilize private drives to access Racine Avenue, and WHEREAS, The flag lot is proposed to access Kelsey Drive by a private drive through Tax Key No. 2285.999.002. and THEREFORE BE IT RESOLVED, That the Plan Commission is receptive to the submittal of a Section 32. (Tax Key No. 2285.999.007 / Racine Avenue). Certified Survey Map creating a five (5) lot land division of the DeBack property in the NW X of BE IT FURTHER RESOLVED, That A 60-fOOt wide street reservation shall be illustrated to provide access if the remaining lands were to develop in the future, and the reservation shall provide access to the south lot line. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is future review and consideration by the Plan Commission, municipal committees of jurisdiction, only an indication of the current intent of the Plan Commission; Final submittals are subject to and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
