PCR2001161ARESOLUTION #P.C. 1613-2001 I APPROVAL OF A SKETCH PRELIMINARY PLAT FOR THE LANG PROPERTY, LOCATED IN THE SE1/4 OF SECTION 24 (TAX KEY NO. 2256.996) WHEREAS, A sketch for a preliminary plat was submitted on September 14, 2001, and revised November 6, 2001, November 20, 2001, and November 26, 2001, By Metropolitan Enqineerinq on behalf of by Luanne Lang for a property located in the SE 1/4 of Section 24, Tax Key No. 2256.996, and WHEREAS, Said plat proposes 2421 lots, ranging from 15,000 square feet to 2Q+%26.239 square feet in size, and WHEREAS, Said property is zoned RS-3 Suburban Residence District, requiring a minimum lot size of 15,000 square feet and an average minimum width of 100 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density residential development and the proposal is consistent with the Plan, and WHEREAS, Said parcels will be serviced by City sewer and will access water through private systems, and WHEREAS, Wetlands exist on the property and have been field verified, and WHEREAS, The -Conservation Plan as approved bv Commission on November 20, 2001 depicts the wetlands as a medium management priority, and WHEREAS, Access to North Cape Road is subject to Waukesha County jurisdiction, and all access points must be approved by the Waukesha County Department of Transportation, and WHEREAS, A 30 foot wide access control and landscape buffer strip is wqwfed illustrated -abutting North Cape Road, and WHEREAS, The 2010 Street System Plan depicts Ryan Road to be an 80-foot ultimate right-of-way, and WHEREAS, The plat is required to accommodate on-site stormwater management as required by Chapter 34. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 24- =parcel sketch preliminary plat as submitted on November 26, 2001 for the I 0 Lang subm property located in the SE 114 of Section 24 ittal of a preliminaly plat. and will be receptive to the EE !?
