APPROVAL OF A TCH CERTIFIED SURVEY MAP FOR THE KALLIN AND LOW
PROPERTY LOCATED IN THE NE 'h OF SECTION 15
(TAX KEY NO. 2217.975 AND 2217.998.003 / BAY LANE PLACE)
WHEREAS, A Certified Survey Map was submitted by Scott Low for a combination of
parcels of the Kallin and Low properties located in the NE '/4 of Section 15, (Tax Key No.
2217.975 and 2217.998.003 / Bay Lane Place), and
WHEREAS, The proposed land division would create no additional parcels, would adjust
the lot line between existing parcels, and would result in parcels with a minimum area of
14,000 SF and an average minimum width of 80 feet, and
WHEREAS, Said properties are zoned RS-3/0ED, Suburban Residence District as
modified by the Existing Development Overlay, requiring a minimum lot size of 11,250
SF and an average minimum width of 75 feet, and the parcels appear to meet said
minimum zoning requirements, and
WHEREAS, The adopted 2010 Comprehensive Plan depicts this area as being set aside
for medium density residential development and this proposal is within this goal, and
WHEREAS, The ultimate right-of-way required by the adopted 2010 Street System Plan
has been previously dedicated, and
WHEREAS, Said parcels will be serviced by public sewer and private water
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified
Survey Map being submitted of the Low and Kallin properties located in the NE 'h of
Section 15.
BE IT FURTHER RESOLVED, That grading and drainage plan will be required to be
approved by the City Engineer concurrent with an application for building permits.
BE IT FURTHER RESOLVED, That a digital '.DXF file, '.DGN file, or '.DWG file of this
final plat be submitted to the City prior to City signatures being placed upon the CSM (3-
1/2" diskette) and all information transmitted on the diskettes shall be tied to and
referenced to State Plane Coordinates NGVD 1929 or others approved by the City
Engineer,
