PCR20011430 AMENDED APPROVAL OF LANDSCAPE PLAN FOR THE LAKEWOOD CONDOS LOCATED IN THE SE % OF SECTION 8 (LAKEWOOD DRIVE). RESOLUTION #P.C. 143-2001 WHEREAS, A landscape plan was submitted by Gary Januszewski for Lakewood Condos located in the SE % of Section 8 on September 7, 2001, and revised on October 5, 2001, and WHEREAS, The plan illustrates foundation plantings for all buildings within the development and miscellaneous plantings at the Racine Avenue entrance and along Lakewood Drive, and WHEREAS, Planting sizes shall be a minimum of 1.5 - 2 caliper for deciduous trees, 6-feet minimum height for coniferous trees, and 18-inch height, or two-gallon pot for all shrubs, and species should conform to those recommended by the Urban Forestry Strategic Plan, and WHEREAS, Coniferous trees are illustrated along the interior curves of Lakewood Drive, and these should be replaced with ornamental or canopy trees to increase site lines, and the Lakewood Condominium development located in the SE % of Section 8 as revised on THEREFORE BE IT RESOLVED, That the Plan Commission approves of the landscape plan for October 5, 2001. BE IT FURTHER RESOLVED, That revised landscaping plan illustrating the plantings to be installed to mitigate sight lines along the sanitary sewer and water main connections to Sunset Drive shall be approved by the Planning Director and Director of Building and Engineering prior to occupancy. BE IT FURTHER RESOLVED, Building Street Yards are required to be sodded in accordance with the Downtown Design Guide. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspects of this plan as they relate to landscape areas and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping andlor asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department.
