APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR THE WlZA INDUSTRIES
OF SECTION 17)
WHEREAS, On August 24, 2001 plans were submitted by MBA Development, Ltd. for approval of
a building site and operation plan amendment for a warehouse addition on the Wiza Industries
property located at S82 W18762 Gemini Drive (Tax Key No. 2221.019.002), and
WHEREAS, The proposed warehouse addition would include approximately 25,5000 SF of area,
and
WHEREAS, Said property is zoned 1-1, Industrial Park District, and the proposed use is permitted
by right, and
WHEREAS, The addition proposed continues the setback of the existing structure, and the
existing structure does not meet the required 15 foot offset from the side property lines, and
WHEREAS, The addition is proposed to be constructed to match the existing architectural block
building, and no new exterior lighting is proposed, and
WHEREAS, The existing foundation plantings are proposed to be relocated to the north side of
the addition, and
WHEREAS, All utilities serving the property are required to be illustrated on the pian, and the plan
&e&w&meets this requirement, and
WHEREAS, The relocation of any all utilities must be submitted to the Public Utilities Committee
for review and approval, and
WHEREAS, The Wisconsin Public Service Commission does not allow private water mains, and
said water main must have a recorded easement affording service access to the City of Muskego,
and the Public Utilities Committee approval is required for acceptance of the improvements, and
WHEREAS. A dry detention area is illustrated for stormwater management, and all stormwater
management will be required to be approved by the City Engineer and the Public Works
Committee, and
WHEREAS, A site grading plan is required to be submitted to the Director of Building and
Engineering for review and approval, and

WHEREAS. The Public Works Committee policy requires that a Plat of Survey illustrating the
proposed plan amendment, and -the Plat of Survey has been
submitted.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a building site and
operation plan amendment for a warehouse addition on the Wiza Industries property located S82
W18762 Gemini Drive (Tax Key No. 2221.019.002)).

BE IT FURTHER RESOLVED, That the water main shall have a recorded easement affording
service access to the City of Muskego. and the Public Utilities Committee shall determine
acceptance of the improvements.

review prior to the release of permits which illustrates additional perimeter plantings along Apollo
Drive.
BE IT FURTHER RESOLVED, That this approval is subject to Public Utilities Committee approval
of revised on-site and off-site sanitary sewer and water main plans.
BE IT FURTHER RESOLVED, That this approval is subject to Public Works Committee approval
of revised grading, erosion control, and storm water management plans.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspects of this plan as they relate to landscape areas and drainage shall
be maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
costs must be submitted to the Planning Department.
