APPROVAL OF AN ACCESSORY STRUCTURE FOR
THE MAROLD PROPERTY LOCATED AT
S102 W13945 LOOMIS ROAD (TAX KEY NO. 2259.993.001)
WHEREAS, On July 30, 2001 a site plan and construction information was submitted by Duane
Goetsch to construct a 560 square foot accessory structure "lean-to" addition at the Marold
property located at Si02 W13945 Loomis Road, and
WHEREAS, The property is zoned A. Agriculture District, and where said structure is a permitted
accessory use and subject to Plan Commission review per Section 4.05 (2) C.l, and
WHEREAS, A Conditional Use Grant was previously granted in 1984 to allow a horse clinic, and
WHEREAS, The total square footage for accessory structures is limited to 1% of the total land
and
area, the parcel contains 5.81 acres which would allow 2,531 square feet of accessory buildings,
WHEREAS, Three outbuildings currently exist on the parcel totaling 2,704 SF, and the Plan
Commission may allow exceptions to the I-percent requirement in "predominantly undeveloped
areas." and
WHEREAS, The average parcel size within 500-feet of the petitioner's property is 10-acres, and
staff finds that this property appears to meet the criteria for a predominantly undeveloped area,
and
WHEREAS, The location of the structure meets the required setback and offsets, the ultimate
height is limited to 25 feet, the architectural appearance would be compatible with the applicant's
surrounding area, and
WHEREAS, The addition will be constructed to match the existing structure.
THEREFORE BE IT RESOLVED, That the Plan Commission finds that the parcel meets the
criteria for a predominantly undeveloped area allowing for an exception to the I-percent
for the Marold property at SI02 W13945 Loomis Road in accordance to Section 4.05 (1) B and
requirement for accessory structures and approves of an addition not exceeding 560 square feet
6.11 (2).
BE IT FURTHER RESOLVED, That failure to comply with the terms of this resolution and the
