PCR2001114RESOLUTION #P.C. 114-2001 APPROVAL OF AN ACCESSORY STRUCTURE FOR S70 W19780 THORNAPPLE COURT (TAX KEY NO. 21 79.020) THE STEWART PROPERTY LOCATED AT WHEREAS, On July 31, 2001 a site plan and construction information was submitted by Thaddeus Stewart to construct a 160 square foot accessory structure at the property located at S70 W19780 Thornapple Court, and WHEREAS, The property is zoned RS-1, Suburban Residence District, and where said structure and is a permitted accessory use and subject to Plan Commission review per Section 4.05 (2) C.1, WHEREAS, The total square footage for accessory structures is limited to 60-percent of the 1" floor area and the parcel contains 1,220 SF, allowing 732 SF of total square footage of accessory buildings, and WHEREAS, No outbuilding currently exists on the parcel, and WHEREAS, The location of the structure meets the required setback and offsets, the ultimate height is limited to 15 feet, the architectural appearance would be compatible with the applicant's surrounding area, and the materials submitted do not propose the use of this nor any other structure on the property for business related activities, and Zoning Code requires that all accessory structures must be located a minimum of IO-feet from WHEREAS, The location of the structure appears to be 5-feet from the attached garage, the the primary structure, and WHEREAS, The structure will be constructed with T-111 siding and a shingled roof, and the materials and colors will match the existing residence. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a compatible size structure not exceeding 160 square feet for the Stewart property at S70 W19780 Thornapple Court in accordance to Section 4.05 (1) 6 and 6.11 (2). feet from the primary structure.
