APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO LOT LAND DIVISION FOR
THE BOEHM PROPERTY LOCATED IN THE SW %OF SECTION 2 AND NW 'h OF
WHEREAS, A certified survey map was submitted by Jamie Beatty for a two lot land
division of the Boehm property located in the SW % of Section 2 and NW % of Section 11,
on July 30,2001 and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a
minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and
said lots meet said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for commercial use to the
west of Moorland Road, and medium density residential use east of Moorland Road, and
WHEREAS, Said parcels will be serviced by City sewer and water, and
WHEREAS, No wetlands are present on the parcel, and
WHEREAS, Moorland Road is proposed to be dedicated to an 80 foot width, and is
consistent with the adopted 2010 Street System Plan, and
0 WHEREAS, A digital *.DXF file of the CSM has been submitted to the Planning
Department.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two lot land division of the Boehm
property located in the SW % of Section 2 and NW %of Section 11 subject to resolution
of technical discrepancies as identified by the City Planning Department and City
Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division
Ordinance and outstanding assessments if applicable.
