PCR2001106RESOLUTION #P.C.106-2001 APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR AN AMERITECH EQUIPMENT HUT ON THE PRAISE FELLOWSHIP PROPERTY (W195 S9912 RACINE AVENUE I TAX KEY 2276.999.001) WHEREAS, On July 20, 2001 plans were submitted by Edward Polito on behalf of Ameritech, for a building, site and operation plan for a telecommunications equipment hut located on the Praise Fellowship property (W195 S9912 Racine Avenue), and WHEREAS, Said plans include locating a 12' x 25 structure housing Ameritech equipment, and said structure will be located approximately 60-feet from the Parker Drive right-of-way, and WHEREAS, Said property is currently zoned R-IIOIP, Country Home District with the Institution and Public Service Overlay, requiring a 40 foot setback from the ultimate right-of-way of Parker Drive and 60-foot offset from the east property line, and WHEREAS, The total square footage for accessory structures is limited to 1% of the total land area and the parcel contains approximately 18.00 acres which would allow 78.408 square feet of total square footage of accessory buildings, and WHEREAS, One accessory structure currently exists on the property, and WHEREAS, That landscaping is required to shield the proposed hut and said plan has been a submitted. - THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building, site and operation plan submitted by Edward Polito for an Ameritech equipment vault located on the Praise Fellowship property. BE IT FURTHER RESOLVED, That additional evergreen plantings should be incorporated at the northeast corner of the proposed structure, and a revised landscape plan will be required to be approved by the Director of Planning prior to the release of building permits. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas building facades and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
