APPROVAL OF A ONE LOT CERTIFIED SURVEY MAP FOR THE STEFANIAK
PROPERTY LOCATED IN THE NW % OF SECTION 21
(PART OF TAX KEY NO. 2241.999 / WOODS ROAD)
WHEREAS, A Certified Survey Map was submitted by Larry Stefaniak for a
division of the Stefaniak property located in the NW 'h of Section 21, (Part of Tax
Key No. 2241.999 / Woods Road), and
WHEREAS, The proposed land division would create lots with a minimum area of
9 acres and an average minimum width exceeding 300 feet, and
WHEREAS, Said property is zoned A - Agricultural District, and the land division
meets the minimum requirements of the district, and
WHEREAS, Section 18.42(9) of the Land Division Ordinance requires all parcels
to conform to the width requirements of the zoning district, and to have a width of
no less than 80 feet at the base setback line, and the proposal would create a
parcel with approximately 30 feet of width at the base setback line of Racine
Avenue, and a road reservation has been provided abutting the north parcel e boundary in order to provide an alternate location for meairing base setback
lines, and
WHEREAS, The adopted Comprehensive Plan depicts this area as being set
aside for medium density single family residential development and this proposal
is not inconsistent with the Plan, and
WHEREAS, Said parcels will be serviced by private sanitary sewer and water
facilities, and
WHEREAS, Access is controlled by the Waukesha County Department of
Transportation, and approval of the land division is subject to County Highway
access regulations and Trans 233 approvals where necessary.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a land
division of the Stefaniak property in the NW 'A of Section 21 subject to resolution
of technical discrepancies as identified by the City Planning Department and City
Engineers, and payment of all applicable fees in Section 18.14 of the Land
Division Ordinance and outstanding assessments if applicable, establishment of
a Subdivider's Agreement and Letter of Credit.
BE IT FURTHER RESOLVED, That a digital *.DXF file, *.DGN file, or '.DWG file
of this final plat be submitted to the City prior to City signatures being placed
upon the CSM (3-1/2" diskette) and all information transmitted on the diskettes
shall be tied to and referenced to State Plane Coordinates NGVD 1929 or others
approved by the City Engineer
