PCR2001091c RESOLUTION #P.C. 091-2001 APPROVAL OF LANDSCAPE PLAN AND STREET TREE PLANTING PLAN FOR THE QUIETWOOD CREEK SUBDIVISION LOCATED IN THE NE 1/4 AND SE %OF SECTION 10 (MARTIN DRIVE, MARTIN COURT, QUIETWOOD DRIVE, QUIETWOOD COURT, QUIETWOOD CIRCLE, WESTWOOD DRIVE, COLUMBINE COURT) WHEREAS, A landscape plan and street tree planting plan was submitted by Carity Land Corporation for the Quietwood Creek Subdivision located in the NE 1/4 and SE % of Section 10 on June 7,2001, and WHEREAS, The landscape easement adjacent to Woods Road, subdivision gateway on Martin Drive, the inner “island” area of Quietwood Circle, and outlot between Martin Drive and Quietwood Drive are illustrated on the landscape plan to include landscaping which includes recommended park trees in the City of Muskego Urban Forestry Management Plan, and WHEREAS, Said plan illustrates the planting of diverse (not more than 35% of one species) deciduous species for street trees of 1.5 - 2 caliper, and said species are recommended by the Urban Forestry Strategic Plan Adopted July 1 1, 2000. and WHEREAS, A Proper Tree Planting Diagram, and information regarding setbacks from utilities, driveways, and light poles is found in the Urban Forestry Development Information brochure derived from recommendations within the Urban Forestry Strategic Plan Adopted July 11, 2000, and WHEREAS, Chapter 18.26 states ‘WOODED AREAS AND NATURAL TREE SETTINGS The subdivider shall not remove trees in anticipation of a land division until he has gained preliminary subdivision approval. Each tree removed in preparation for development shall be replaced on a 1 to 1 ratio. Heavily wooded areas should be preserved insofar as possible and by application of reservation and dedication provisions of this chapter and other applicable ordinances”, and the development is in compliance with the Code section, and WHEREAS, The diversity of street trees is within the specifications outlined in the Urban Forestry Development Information brochure as recommended by the Urban Forestry Strategic Plan, and WHEREAS, The plan proposes gateway signage at both the Woods Road and Martin Drive entrances, and the structure is approximately 9-feet by 4-feet with a 2-foot by 3-fOOt name plate, and is to be constructed of limestone with split-rail fencing, and WHEREAS, The plan provides landscape treatments to shield the Ameritech equipment vault outlined in Resolution #PC 088-2001, and the landscape plan should provide additional screening between Lot 58 and Outlot 4 to mitigate sightlines. and approval of this Resolution is a condition of approval for Resolution #PC 088-2001 THEREFORE BE IT RESOLVED, That the Plan Commission approves of the landscape buffer plan and street tree plan for the Quietwood Creek Subdivision located in the NE 1/4 and SE %of Section 10. and information regarding setbacks from utilities, driveways, and light poles found in the Urban BE IT FURTHER RESOLVED, That the said plan should include the proper Tree Planting Diagram, Forestry Strategic Plan. Forestry Development Information brochure as recommended by the City of Muskego Urban 0 BE IT FURTHER RESOLVED, That the landscape plan provide additional screening between Lot 58 and Outlot 4 to mitigate sightlines. and a revised plan shall be submitted to Planning Staff for approval prior to the release of permits for the Arneritech equipment vault outlined in Resolution #PC 088-2001 Plan Commission City of Muskego Adopted: June 19,2001 Defeated: Deferred: Introduced: June 19,2001 ATTEST:Sandi Asti.
