APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE COUNTER PROPERTY
LOCATED IN THE SW % OF SECTION 25
(TAX KEY NO. 2259.995 / LOOMIS DRIVE)
WHEREAS, On June 6, 2001 a sketch was submitted by Donald Counter for a two (2) lot land division of
the Counter property located in the SW %of Section 25, (Tax Key No. 2259.995 / Loomis Drive), and
WHEREAS, The proposed land division would create lots with a minimum area of 1.67 acres and an
average minimum width of 187 feet, and
WHEREAS, Said properties are zoned RSE, Suburban Estate District, for the 400-feet abutting the
Loomis Drive right-of-way, requiring a minimum lot size of 40,000 square feet and an average minimum
width of 150 feet, and the remainder of the property is zoned A, Agriculture District, requiring a minimum
zoning requirements, and
lot size of 2.75 acres and an average minimum lot width of 300 feet, said parcels meet said minimum
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for agriculture and open
lands, including rural density residential development, and this proposal is within this goal, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private water, and
WHEREAS, A 60-foot wide strip of land is illustrated on the parent parcel to provide access if the
remaining lands were to develop in the future, and
WHEREAS, Wetlands exist on the property, and all wetlands are required to be delineated by SEWRPC
or an authorized agency, and said delineation must be illustrated on the final certified survey map, and
WHEREAS, The property currently has approximately 4,300 SF of accessory structures, requiring the
parent parcel to be 9.87 acres for the parcels to be Code compliant, and the final certified survey map is
required to illustrate all structure footprints and square footages.
THEREFORE BE IT RESOLVED, That the Plan Commission is receptive to the submittal of a Certified
Survey Map being submitted creating a two (2) lot land division of the Counter property in the SW %of
Section 25, (Tax Key No. 2259.995 / Loomis Drive).
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an
indication of the current intent of the Plan Commission; Final submittals are subject to future review and
approval of final plans is not guaranteed by this action of the Plan Commission.
