APPROVAL OF A SKETCH PRELIMINARY PLAT
FOR THE MARTIN PROPERTY LOCATED IN THE
SW 'A OF SECTION 7 (TAX KEY NO. 2187.999)
WHEREAS, A sketch for a preliminary plat was submitted by RealCap, LLC for a subdivision of
the Martin property located in the SW X of Section 7, and
WHEREAS, Said plat consist of 50 acres, and proposes 13 residential lots and one outlot, ranging
from 120,950 square feet to 253.000 square feet in size, and
WHEREAS, Said property is zoned RCE - Residential Country Estate District, requiring a
minimum lot size of 2.75 acres and 250-foot average lot width, and the proposal meets these
requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for rural residential development,
and a proposal is consistent with the Plan, and
WHEREAS, Said parcels are proposed to be serviced by private sanitary system and water, and
WHEREAS, Field Drive is depicted to be an 80 foot ultimate right-of-way abutting the plat, and a
dedication will be required through the platting process, and
WHEREAS, The Anne's Way extension is proposed to the south parcel boundary, and the
maximum length of a cul-de-sac per the Land Division Ordinance is 1,320 feet, and
WHEREAS, A significant acreage of woodlands are identified by the Draft Conservation Plan to
exist on the property.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 50 acre, 14 lot,
sketch preliminary plat for the Martin property, located in the SW X of Section 7 and will be
receptive to the submittal of a preliminary plat.
BE IT FURTHER RESOLVED, That the Plan Commission is receptive to a cul-de-sac exceeding
1,320-feet subject to the installation of stub streets to serve the abutting properties to the east and
west, subject to Public Works Committee approval.
BE IT FURTHER RESOLVED, That the Draft Conservation Plan outlines this area as a medium-
range management priority area and recommends that the developer work with Planning Staff to
explore the development of a conservation subdivision.
BE IT FURTHER RESOLVED, That stormwater management improvement, if required, shall be
placed within outlots to be owned and maintained by an incorporated Home Owners Association.
BE IT FURTHER RESOLVED, That all Field Drive right-of-way dedications required pursuant to
the 2010 Street System Plan must be illustrated on the face of the preliminary and final plat.
BE IT FURTHER RESOLVED, that this approval is granted in concept only and final action is only
an indication Of the current intent of the Plan Commission; Final submittals are subject to future
review and consideration by the Plan Commission. municipal committees of jurisdiction, and other
agencies, and approval of final plans is not guaranteed by this action of the Plan Commission. 0
