PCR2001074RESOLUTION #PC. 074-2001 APPROVAL OF AN ACCESSORY STRUCTURE FOR W177 S6987 WILDWOOD DRIVE (TAX KEY NO. 2176.074) THE GRASER PROPERTY LOCATED AT WHEREAS, On May 4, 2001 a site plan and construction information was submitted by Joe Graser to construct a 672 square foot accessory structure at the property located at W177 S6987 Wildwood Drive, and WHEREAS, The property is zoned RS-3/0ED, Suburban Residence District as modified by the subject to Plan Commission review per Section 4.05 (2) C.l. and Existing Development Overlay District, and where said structure is a permitted accessory use and WHEREAS, The total square footage for accessory structures is limited to 60% of the first floor area of the residence and the residence contains 1,077 square feet which would allow 646 square feet of total square footage of accessory buildings, and WHEREAS, One outbuilding currently exists on the parcel totaling 194 square feet, and WHEREAS, The Board of Appeals granted structure size and offset variances at their May 24, 2001 meeting in Appeal #03-2001, allowing 866 SF of accessory structures and an offset of 4.81- feet from the north property line and 4.48-feet from the west property line, and WHEREAS, The location of the structure meets the required setback and offsets, the ultimate height is limited to 15 feet, the architectural appearance would be compatible with the applicant's surrounding area, and the materials submitted do not propose the use of this nor any other structure on the property for business related activities, and WHEREAS, The structure will be constructed with vinyl siding and shutters, and asphalt shingled roof, and the materials and colors will match the existing residence, THEREFORE BE IT RESOLVED, That the Plan Commission approves of a compatible size structure not exceeding 672 square feet for the Graser property at W177 S6987 Wildwood Drive in accordance to Section 4.05 (1) B and 6.11 (2).
