PCR2001070RESOLUTION #P.C. 070-2001 APPROVAL OF AN ACCESSORY STRUCTURE FOR W183 S9402 PARKER DRIVE (TAX KEY NO. 2243.990) THE GODFREY PROPERTY LOCATED AT WHEREAS, On May 9, 2001 a site plan and construction information was submitted by Stephen Godfrey to construct a 2,213 square foot accessory structure at the property located at W183 S9402 Parker Drive. and WHEREAS, The property is zoned R-1, Country Home District, and where said structure is a permitted accessory use and subject to Plan Commission review per Section 4.05 (2) C.1, and WHEREAS, The total square footage for accessow structures is limited to 1% of the total land area, the parcel contains'3.04 acreswhich would aliow 1,323 square feet of accessory buildings, and WHEREAS, Three outbuildings currently exist on the parcel totaling 3,720 SF, and the Plan Commission may allow exceptions to the I-percent requirement in "Predominantly undeveloped areas." and WHEREAS, The average parcel size within 500-feet of the petitioner's property with the exception of the two 50-plus acre parcels is 5.5-acres, and staff finds that this property appears to meet the criteria for a predominantly undeveloped area, and WHEREAS. The location of the structure meets the required setback and offsets, the ultimate height is limited to 25 feet, the architectural appearance would be compatible with the applicant's structure on the property for business related activities, and WHEREAS, The structure will be constructed with architectural block, vinyl siding at the gable, and asphalt shingles and, and the colors have not been indicated, but should match the existing residence.
