APPROVAL OF A CONCEPTUAL BUILDING SITE AND OPERATION PLAN AND CONDITIONAL USE
GREAT FOR THE LA FRATTA PROPERTY LOCATED AT S82 W15900 BASS BAY LANE (TAX KEY
NO. 2217.944.002 / NE X OF SECTION 15)
WHEREAS, On May 4,2001 plans were submitted by Michael LaFratta for an approval for a conceptual
building site and operation plan and conditional use grant for a guesthouse on the LaFratta property
located at S82 W15900 Bass Bay Lane (Tax Key No. 2217.944.002), and
WHEREAS, The proposed guesthouse structure would be between 1,200 and 1,300 SF in area, and
WHEREAS, Said property is zoned RS-Z/OLS. Suburban Residence District as modified by the
Lakeshore Overlay, and the guesthouse is permitted by conditional use grant, and
WHEREAS, A public hearing will be required, and no public hearing has been scheduled at this time, and
WHEREAS, The structure proposed meets the required offsets from the property lines, and
WHEREAS, The property accesses Bass Bay Lane by a private drive, and there are currently four (4)
homes that utilize the same private drive, and
WHEREAS, Public Works Committee policy permits only three homes on a private drive before a
roadway must be constructed, and all access is subject to the review and approval of the Public Works
Committee, and
WHEREAS, Full building plans will be required with the final submittal, and
WHEREAS, Waukesha County must conduct a site evaluation to determine if the existing on-site system
will accommodate the additional residence, and the survey must illustrate the location for an approved on-
site sanitary system, and
WHEREAS, Private sanitary sewer and water serve the property.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a conceptual building site and
operation plan for an office /maintenance structure and conditional use grant for a guesthouse on the
LaFratta property located at S82 W15900 Bass Bay Lane.
Works Committee prior to the release of permits.
BE IT FURTHER RESOLVED, That access requirements for the property must be approved by the Public
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an
indication of the current intent of the Plan Commission; Final submittals are subject to future review and
consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and
approval of final plans is not guaranteed by this action of the Plan Commission.
