PCR2001066ARESOLUTION #P.C. 0663-2001 I APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR THE PINKY ELECTRIC PROPERTY LOCATED AT S84 W19249 ENTERPRISE DRIVE (TAX KEY NO. 2228.999.012 I SW 'h OF SECTION 17) WHEREAS, On May 2,2001 plans were submitted by Sigma Development, Inc. for an approval for a building site and operation plan for an office I maintenance structure and parking area on the and Pinky Electric property located at S84 W19249 Enterprise Drive (Tax Key No. 2228.999. 012). of area, and the new parking area is to accommodate 24 vehicles and 40 buses, and WHEREAS, The proposed office I maintenance structure would include approximately 6.000 SF WHEREAS, Said property is zoned 1-1, Industrial Park District, and the proposed office I maintenance use is permitted by right, and no conditional use grant is required for the maintenance of personal vehicles. and WHEREAS, The structures proposed meet the required 15 foot offset from the side property lines, and WHEREAS, &-refueling area has been illustrated on the- site plan as 12-foot by 32- foot area adiacent to the southern edqe of the buildina addition, and said area is currently under review by the Fire Inspector, and WHEREAS, Landscaping is proposed to screen the structures and parking from the abutting properties, and WHEREAS, The landscape plan sRsukCincludeS greater diversity in plantings. and operations from view of the residences in Plum Creek East, and. plantings should be wqtwe&qrouped along the west edge of the site to effectively screen the WHEREAS, The addition is proposed to be constructed to match the existing building, and WHEREAS, That six 90-degree. down-cast fixtures with eight (8) high-pressure. sodium vapor lamps have been illustrated for exterior lighting, and a revisedphotometric plan has been submitted for review, and said plan illustrates liqht trespass along the east property line, and WHEREAS, Wetlands exist at the south end of the property. and detailed wetland information must be provided, and t- a delineation has been requested form SEWRPC. and WHEREAS, Stormwater management plans have been submitted for review, and all stormwater management will be required to be approved by the City Engineer and the Public Works Committee, and screening to shield the dumpsters from view, and. WHEREAS, The refuse area has not been illustrated, and the plan must illustrate appropriate .. I WHEREAS. Asian Dlan has not been submitted at this time. and said Dlan should illustrate the free-standing si& isible from the right-of-way, and building'signage. and WHEREAS, Said parcel will be serviced by public sewer and water THEREFORE BE IT RESOLVED, That the Plan Commission approves of a building site and operation plan for an office I maintenance structure and parking area on the Pinky Electric property located at S84 W19249 Enterprise Drive (Tax Key No. 2228.999. 012). BE IT FURTHER RESOLVED, That athe wetlands delineation information &kw&ae&must be xprovided to staff prior to the release of soil disturbance permits. and this information is required to be illustrated on the site plan BE IT FURTHER RESOLVED, That acrefueling area is netapproved with this Resolution, subiect to approval by the Fire Inspector. BE IT FURTHER RESOLVED, That a revised landscapina plan shall be submitted to staff for review prior to the release of permits which illustrates additional screeninq on the west property line, and the dumpster location and required screening BE IT FURTHER RESOLVED. That a revised photometric plan shall be submitted to staff for review prior lo the release of permits. BE IT FURTHER RESOLVED, That a COPY of said plans be kept on file in the Buildinq be maintained in perpetuity unless otherwise authorized by the Plan Commission.
