APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR AN EQUIPMENT VAULT ON
THE LARSON PROPERTY LOCATED AT W125 S8330 NORTH CAPE ROAD FOR
AMERITECH (TAX KEY 2212.999.002)
WHEREAS, On May 2. 2001 plans were submitted by Edward Polito on behalf of Ameritech. for a
building, site and operation plan for a telecommunications equipment vault located on the
Larson property located at W125 S8330 North Cape Road, and
WHEREAS, Said plans include locating a 7' x 25' vault housing Ameritech equipment, and said
structure will be located underground, and
WHEREAS, The equipment vault will have an access area measuring 5' x 8' exposed 2'8" above
grade, and
WHEREAS, Said property is currently zoned RSE, Residence Suburban Estate District, requiring
a 40 foot setback from the ultimate right-of-way of North Cape Road and 25 foot offset from all
other property lines, and
WHEREAS, A IO-foot wide easement is illustrated along the south lot line to provide access to
the proposed vault, and the proposal does not meet Code because commercial driveways are
required to have a IO-foot separation between the access drive and the lot line, and
WHEREAS, Commercial driveways are required to be hard surfaced and the proposal does not
provide said surfacing, and
WHEREAS, The total square footage of the accessory structures on the parcel is limited to 1% of
the total land area, and no accessory structures currently exist on the parcel, and the exposed
area of the proposed structure will be counted against the total square footage permitted for
accessory structures, and
WHEREAS, Landscaping is required to shield the exposed portion of the vault from view from the
public right-of-way and said plan has been submitted, and
WHEREAS, The berm along the south lot line appears to be partially located on the petitioner's
property and a landscape plan should be submitted to the Plan Commission for approval, and
WHEREAS, Substantial site restoration and clean up is required and the large commercial
vehicles and trailers are required to be removed from the front yard and screened from public
right-of-way view, and
WHEREAS, Large areas of barren earth exist on the property and this area shall be seeded, and
landscape plan submitted to the Plan Commission for approval. The large commercial vehicles

THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building, site and
