APPROVAL OF A SKETCH LAND DIVISION FOR THE STEINHAUS PROPERTY LOCATED IN THE
SW X OF SECTION 34 (PART OF TAX KEY NO. 2235.998.001 I UNION CHURCH ROAD)
WHEREAS, A sketch land division was submitted by George Sonnentag for a three (3) lot land division
Of the Steinhaus property located in the SW X of Section 34, (Part of Tax Key No. 2235.998.001 I Union Church Road). and
WHEREAS. Said property is zoned A. Agriculture District, requiring a minimum lot size of 2.75 acres and
an average minimum width of 300 feet, and the proposed parcels appear to exceed these requirements, and
WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for agriculture and
open lands, and this proposal is within this goal, and
WHEREAS, Said parcels will not be serviced by City sewer and water, and
WHEREAS, The 2010 Street System Plan depicts Union Church Road to have a 100-foot ultimate right
of way width, and this has been dedicated with CSM 9091, and
WHEREAS, A 60-foot road reservation is proposed to serve the Parcels 2 and 3. and Parcel 1 is
illustrated to have direct access to Union Church Road, and

WHEREAS, The existing outlot will be combined with Parcel 1, and the proposed outlot containing the
delineated wetlands will be attached to the existing Sonnentag property (Tax Key No. 2296.999).

THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being

consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and
indication of the current intent of the Plan Commission; Final submittals are subject to future review and
approval of final plans is not guaranteed by this action of the Plan Commission.
