PCR2001062RESOLUTION #P.C.062-2001 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE BARTZ PROPERTY LOCATED IN THE NE % AND SE % OF SECTION 11 (TAX KEY NO. 2201.998 / VELVA DRIVE) WHEREAS, On April 13,2001 a sketch was submitted by Pat Bartz for a two (2) lot land division of the Bartz property located in the NE % and SE !4 of Section 11, (Tax Key No. 2201.998 / Velva Drive), and WHEREAS, The proposed land division would create lots with a minimum area of 43,740 square feet and an average minimum width of 135 feet, and WHEREAS, Said properties are zoned RS-2 Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 100 feet, and and said parcels meet said minimum zoning requirements for lot width, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private water, 0 and WHEREAS, The 2010 Street System Plan depicts Moorland Road extending southerly from Woods Road, and the road alignment impacts the easterly property boundary, and WHEREAS, The proposed parcel, identified on the submittal as “parcel 3” abuts Velva Drive, which has been dedicated to its full width as required by the 2010 Street System Plan. and WHEREAS, The proposed parcel, identified on the submittal as “parcel 3” abuts the future extension of Roger Drive, and if driveway access is proposed from this point, said right-of-way is required to be dedicated to a 60 foot width across the northern boundary of parcel 3. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division of the Bartz property in the NE % and SE ”4 of Section 11 BE IT FURTHER RESOLVED, That the Moorland Road right-of-way shall be dedicated as illustrated in Exhibit “A” attached hereto. 0 BE IT FURTHER RESOLVED, That the Roger Drive right-of-way shall be dedicated to a 60 width extending the entire length of Parcel 3, if said parcel is to have driveway access from Roger Drive. BE IT FURTHER RESOLVED, That this approval is gcanted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees ofjurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
