APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR THE ACCURATE CAD-CAM PROPERTY
LOCATED AT W189 S8224 MERCURY DRIVE (TAX KEY NO. 2221.020 I NW 'h OF SECTION 17)
WHEREAS, On April 20,2001 plans were submitted by MBA Development, and revised on June 28,2001 for I
approval for a building site and operation plan for an office I warehouse structure on the Accurate CAD-CAM
property located at W189 S8224 Mercury Drive (Tax Key No. 2221.020), and
WHEREAS, The proposed officelwarehouse structure would include approximately 2,000 SF of office area on
the second floor and 7,200 SF of warehouse area, and
WHEREAS, Said property is zoned 1-1, Industrial Park District, and the proposed office I warehouse use is
permitted by right, and
WHEREAS, The site will utilize the existing access drive on Mercury Drive, and
WHEREAS, The structures proposed have a 28B-foot offset from the nearest property line, and this is in I
conformance with the Code requirement, and
WHEREAS, Landscaping plans have &been proposed, and said plans ilb&ah@lustrate foundation and
perimeter plantings-, andplantins bed #1 extends into a drainaae swale, and
WHEREAS, The structure6 afeisproposed to be constructed with light gray architectural block and a red day
accent, and this matches the existing structure, and

WHEREAS, The photometric Dlan illustrates liahtina levels of seven (7)foot-candles approximatelv IO-feet from
the north lot line, and the City requirement stipulates no more 0.5 foot-candles are permitted at the lot line, and

-the Darkina areas will accommodate 25 vehicles, and
WHEREAS, kk%&wk&m areas are illustrated to be five feet from the south lot line and mkfeet
from the east property line, and

THEREFORE BE IT RESOLVED. That the Plan Commission amroves of a buildina site and ODeration olan for
an office I warehouse structure on the Accurate CAD-CAM property located at Wli9 S8224 Mercury Dive (Tax
Key No. 2221.020). I
BE IT FURTHER RESOLVED, That a revised photometric plan illustratinq
shall be provided to the Director of Buildinq and Enqineerinq. and said pla
requirement of no more 0.5 foot-candles at the lot line prior to the release
