PCR2001044RESOLUTION #P.C.O44-2001 0 APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR AN EQUIPMENT VAULT ON THE KNUDSON PROPERTY LOCATED AT W198 S7380 HILLENDALE DRIVE FOR AMERITECH (TAX KEY 2190.994.009) WHEREAS, On March 20, 2001 plans were submitted by Edward Polito on behalf of Ameritech, for a building, site and operation plan for a telecommunications equipment vault located on the Knudson property located at W198 S7380 Hillendale Drive, and WHEREAS, Said plans include locating a 7' x 25' vault housing Ameritech equipment, and said structure will be located underground, and WHEREAS, The equipment vault will have an access area measuring 5' x 8' exposed 2'8 above grade, and WHEREAS, Said property is currently zoned RS-2, Suburban Residence District, requiring a 40 foot setback from the ultimate right-of-way of Hillendale Drive and 15 foot offset from the north property line, and WHEREAS, Said plan illustrates a 40 foot setback from the existing right-of-way of Hillendale Drive, and said setback does not conform to the zoning code. WHEREAS, The total square footage of the accessory structures on the parcel is limited to 1 % of the total land area, and accessory structures currently exist on the parcel, and the aggregate square footage of the outbuildings must be provided to the Planning Department, and WHEREAS, The exposed area of the proposed structure will be counted against the total square footage permitted for accessory structures, and e WHEREAS, That landscaping is required to shield the exposed portion of the vault from view from the public right-of-way and said plan has been submitted. THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building, site and operation plan submitted by Edward Polito for an Ameritech equipment vault located on the Knudson property. BE IT FURTHER RESOLVED, That prior to the issuance of building permits, a revised plan shall be submitted which depicts the proposed easement and structure relocated so that the setback of the exposed portion of the vault is a minimum of 40 feet from the ultimate right-of-way of Hillendale Drive. 0 BE IT FURTHER RESOLVED, That the total square footage permitted for accessory structures will not exceed 1 % of the total land area, and prior to the issuance of building permits, petitioner must provide calculations which are stamped by a licensed Professional Engineer or Registered Land Surveyor which clearly identify the total square footage of all accessory structures on the parcel. BE IT FURTHER RESOLVED, That all proposed landscape plantings shall be a minimum of 18" in diameter at time of planting. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas building facades and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
