PCR2001041aADOPTED APPROVAL OF A SKETCH LAND DIVISION FOR THE WHITEHOUSE PROPERTY RESOLUTION #P.C.041-2001 LOCATED IN THE NW % OF SECTION 7 (TAX KEY NO. 2186.991 / W218 S7368 CROWBAR ROAD) WHEREAS, A sketch land division was submitted Ken Whitehouse for a three (3) lot land division of the Whitehouse property located in the NW % of Section 7, (Tax Key No. 2186.991 / W219 57368 crowbar Road), and WHEREAS, Said property is zoned RCE Residential Country Estate. requiring a minimum lot size of 2.75 acres and an average minimum width of 250 feet, and WHEREAS, The existing parcel appears to be 710 feet in width, and does not meet said minimum zoning requirements for the creation of three lots, and WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for low density residential development, and this proposal is within this goal, and WHEREAS, Said parcels will not be serviced by City sewer and water, and WHEREAS, The 2010 Street System Plan depicts Crowbar Road to have an 80 ultimate right of way width, and is required to be illustrated on the final CSM. WHEREAS, An existing WEPCO easement traverses the east property boundary, and is required to be illustrated on the final CSM. e THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being submitted creating a two (2) lot land division of the Whitehouse property in the NW % of Section 7 BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
