PCR20010330 RESOLUTION #P.C. 033-2001 AMENDEDANDADOPTED APPROVAL OF A CONCEPTUAL BUILDING SITE AND OPERATION PLAN FOR THE PINKY ELECTRIC PROPERTY LOCATED AT S84 W19249 ENTERPRISE DRIVE (TAX KEY NO. 2228.999.012 I SW % OF SECTION 17) WHEREAS, On February 23,2001 plans were submitted by Sigma Development, Inc. for a conceptual approval for a building site and operation plan for an office I maintenance structure and parking area on the Pinky Electric properly located at 584 W19249 Enterprise Drive (Tax Key No. 2228.999. 012), and WHEREAS, The proposed office I maintenance structure would include approximately 12,000 SF of area, and the parking area is approximately 71,350 SF to accommodate 35 employees and 31 buses, and WHEREAS, Said property is zoned 1-1, Industrial Park District, and the proposed office I maintenance use is permitted by right, and no conditional use grant is required for the maintenance of personal vehicles, and WHEREAS, The structures proposed meet the required 15 foot offset from the side properly lines, and WHEREAS, Landscaping is proposed to screen the structures and parking from the abutting property to the south, and WHEREAS, The addition is proposed to be constructed to match the existing building, and WHEREAS, That no exterior lighting has been illustrated. and a photometric plan will be required with the final submittal, and WHEREAS. Wetlands exist at the south end of the property. and detailed wetland information must be provided with the final submittal, and WHEREAS, Stomwater management plans are not required at this time, and all stormwater management will be required to be approved by the City Engineer and the Public Works Committee. and 0 WHEREAS, The refuse area has not been illustrated with this submittal, and the final submittal must illustrate this area, and the appropriate screening to shield the dumpsters from view, and WHEREAS, A sign plan has not been submitted at this time, and will be required to be included with the final submittal. and WHEREAS, Said parcel will De serviced by public sewer and water THEREFORE BE IT RESOLVED, That the Plan Commission approves of a conceptual building site and operation plan for an office / maintenance structure and parking area on the Pinky Electric property located at S84 W19249 Enterprise Drive (Tax Key No. 2228.999. 012). BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission. THEREFORE BE IT FURTHER RESOLVED, That all changes regarding the on site fuel station and parking lot layout are to be submitted on the final plat.
