APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR THE FORMER ZEIGE
DISTRIBUTING PROPERTY LOCATED AT W146 56420 TESS CORNERS DRIVE (TAX KEY
NO. 2165.998.003 I NE ‘h OF SECTION 2)
WHEREAS, On February 23.2001 plans were submitted by John Jewel1 for approval for a
building site and operation plan for a building alteration and parking area on the former Zeige
Distributing property located at W146 S6420 Tess Corners Drive (Tax Key No. 2165.998.003),
and
WHEREAS, The petitioner has submitted an offer to purchase the property to house J 8 0
Trucking, currently located at W145 S6550 Tess Corners Drive, and
WHEREAS, Said property is zoned 1-1, Industrial Park District, and the proposed use is permitted
by right, and no conditional use grant is required for the maintenance of personal vehicles, and
WHEREAS, The existing structure meets the required 15 foot offset from the side property lines,
and the petitioner proposes to add two overhead doors to the east side of the building. and
WHEREAS, The paved parking area is proposed to the north and the east of the existing
structure to accommodate heavy equipment, including bulldozers, backhoes, graders, tractors,
and trailers, and
WHEREAS, The proposed parking area pavement limits have not been delineated on the plans,
and the pavement limits will be required to be illustrated on the engineering plans, and
WHEREAS, The pavement limits are not permitted to be located nearer than ten feet from the
property lines by Code, and
WHEREAS, Landscaping has not been proposed to screen the proposed parking from the Tess
Corners right-of-way, and landscaping and berming is required to be illustrated on the plans, and
WHEREAS, That no exterior lighting has been illustrated on the plans. and a photometric plan is
required to accompany all proposed lighting, and
WHEREAS, A drainage easement exists at the south end of the property, and this easement
must remain unencumbered, and
WHEREAS, Stormwater management plans are required to be submitted with the proposed plan,
and stormwater management plans have not been submitted at this time, and all stormwater
management will be required to be approved by the City Engineer and the Public Works
Committee, and
WHEREAS, The refuse area has not been illustrated with this submittal, and the submittal must
illustrate this area and appropriate screening to shield the dumpsters from view, and
WHEREAS, A sign plan has not been submitted at this time, and all proposed signage will be
required to be approved by the Plan Commission, and
e WHEREAS, Said parcel will be serviced by public sewer,
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a building site and
operation plan for a building alteration and parking area on the former Zeige Distributing property
located at W146 56420 Tess Corners Drive (Tax Key No. 2165.998.003).
