APPROVAL OF AMENDMENTS TO AN EXISTING DUPLEX AND DETERMINATION OF A
NON-SUBSTANTIAL CHANGE TO A CONDITIONAL USE GRANT FOR THE STRANDE
PROPERTY LOCATED AT W183 S5670 JEWEL CREAST DRIVE (TAX KEY NO. 2175.155 I NE
% OF SECTION 4)
WHEREAS, On October 26,2000 plans were submitted by Jay Strande to remodel an existing
duplex and determination of a non-substantial change to a Conditional Use Grant on the property
located at W183 S5670 Jewel Crest Drive (lax Key No. 2175.155), and
WHEREAS. Said property is zoned RSIIOLS. Suburban Residence District as modified by the
Commission in August 1993, and
Lakeshore Overlay, and the duplex use is permitted by condition use grant approved by the Plan
WHEREAS, All modifications to two-family structures are required to be approved by the Plan
Commission prior to permitting, and
WHEREAS, A variance was granted in 1990 allowing a 3.75 foot offset from the north property
line, and
WHEREAS, A variance was granted in 2001 allowing a 3.75 foot offset from the south property line and a 6.24 foot setback from the public right-of-way for the construction of a two-car garage,
and
WHEREAS, The existing one-car garage is proposed to be converted into living space, and the
Board of Appeals has required that the existing driveway by removed as a condition of the 2001
approval, and
WHEREAS, A second story addition is proposed at this time, and
WHEREAS, The structures are proposed to be constructed with a lannon stone wainscoting,
asphalt shingled roof, and vinyl siding and trim. and
WHEREAS, The Plan Commission determines that this does not constitute a substantial change
lo a Conditional Use Grant, and a public hearing is not required, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the proposal to
remodel an existing duplex and determination of a non-substantial change to a Conditional Use
Grant on the property located at W183 S5670 Jewel Crest Drive (Tax Key No. 2175.155).
