APPROVAL OF A SKETCH PRELIMINARY PLAT FOR THE CANDLEWOOD CREEK
ADDITION NO. 1 SUBDIVISION BY TOWNE REALTY, LOCATED IN THE NW 114 AND NE %
OF SECTION 11
WHEREAS, A sketch for a preliminary plat was submitted by Jim Doering on behalf of Towne
Realty, for Candlewood Creek Addition No. 1, located in the NW % and NE % of Section 11, and
WHEREAS, Said plat consist of 27.63 acres, and proposes 28 single family lots ranging from
15,069 square feet to 29,060 square feet in size, and 4 outlots, with Lots 1-28 and outlots 3 and
4 being under the auspices of RS-3 Suburban Residence zoning, and outlots 2 and 5 being
under the auspices of RS-2 Suburban Residence zoning, and
WHEREAS, The RS-3 zoning district requires a minimum lot size of 15,000 square feet and an
average minimum width of 100 feet, and the subject lots appear to meet said minimum zoning
requirements, and
WHEREAS, The RS-2 zoning district requires a minimum lot size of 20,000 square feet and an
average minimum width of 110 feet, and the subject lots appear to meet said minimum zoning
requirements, and
WHEREAS, The adopted Comprehensive Plan depicts this area for medium density residential
development, and the proposal is consistent with the Plan, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and water, and
WHEREAS, The northerly boundary of the proposed plat abuts the future community center site
as illustrated in the adopted Comprehensive Plan, and no access provisions have been made,
and
WHEREAS, the southerly boundary of the plat abuts approximately 43.8 acres of unplatted land,
and the proposed plat does not afford street access to said abutting property.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 27.63 acre sketch
preliminary plat of the Candlewood Creek Addition No. 1 subdivision by Towne Realty, located
NW %and NE X of Section 11 and will be receptive to the submittal of a preliminary plat.
BE IT FURTHER RESOLVED, That the Plan Commission recommends the acquisition of
outlots 2 and 3, less any areas to be used for on-site stormwater management, for open space
purposes in conjunction with the proposed community center site.
BE IT FURTHER RESOLVED, That this approval is conditioned upon the addition of a 30 foot
wide outlot between lots 56 and 57 for access and maintenance purposes, and the Plan
Commission recommends the acauisition of this outlot for oDen sDace DurDoses in coniunction
with the proposed community cenier site. a

BE IT FURTHER RESOLVED. That Westfield Wav shall be extended southerlv from the
intersection with Cherrywood Drive to the plat lineāin order to provide street access to abutting
unplatted lands.
BE IT FURTHER RESOLVED, that this approval is granted in concept only and final action is
only an indication of the current intent of the Plan Commission; Preliminary Plat submittals are
subject to future review and consideration by the Plan Commission, municipal committees of
jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of
the Plan Commission.
