RECOMMENDATION OF APPROVAL TO REZONE LOTS 1-52 OF PLUM CREEK
SUBDIVISION, LOTS 53-1 13 AND OUTLOTS 1-4 OF PLUM CREEK SUBDIVISION
ADDITION NO. 1, AND LOTS 1-4 OF CSM #6828 TO RS-3 / OPD SUBURBAN
RESIDENCE WITH PLANNED DEVELOPMENT OVERLAY DISTRICT LOCATED IN
SECTION 17
WHEREAS, The City of Muskego has approved a Certified Survey Map and the Final
Plats of Plum Creek and Plum Creek Addition No. 1, and
WHEREAS, The a Certified Survey Map and Plats are in conformance with the
approved plans for the Planned Development District of Plum Creek, and
WHEREAS, Said Plats have been granted OPD - Planned Development overlay
zoning, and said zoning affords certain flexibility when applied to the underlying zoning
district, and
WHEREAS, portions of the CSM and Plats have underlying zoning of RS-2 Suburban
Residence District, which allows lots of 18,000 square feet in area when within an OPD
District, and certain lots are as small as 14,400 square feet, and
WHEREAS, The Plan Commission has determined that the CSM and Plats, as
approved in conformance with the adopted concept plans would require the underlying
zoning to be RS-3 Suburban Residence District, which allows lots of 12,000 square feet
in area within an OPD District, and
WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common
Council on March 13,2001, and
WHEREAS, The City of Muskego 2010 Comprehensive Plan anticipates this specific
area being set aside for Planned Development District in conformance with the adopted
concept plans for Plum Creek.
THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend
approval to the Common Council for the rezoning of Lots 1-52 of Plum Creek, Lots 53-
1 13 and outlots 14 of Plum Creek Addition No. 1, and Lots 1-4 of CSM #6828 to RS-3 /
OPD Suburban Residence District with Planned Development Overlay District.
