PCR2001012RESOLUTION #P.C. 012-2001 ADOPTED APPROVAL OF A CONCEPTUAL BUILDING SITE AND OPERATION PIAN AND CONDITIONAL USE FOR THE MEINEN PROPERTY LOCATED AT 582 W19333 APOLLO DRIVE (TAX KEY NO. 2228.999.020 / SE % OF SECTION 17) WHEREAS, On January 9,2001 plans were submitted by Haag Muller, Inc. for a conceptual approval for a building site and operation plan for an office / warehouse structure, and and conceptual building site and operation plan and conditional use grant for a mini-storage structure on the Meinen property located at S82 W19333 Apollo Drive Fax Key No. 2228.999.020), and WHEREAS, The proposed officeharehouse structure would include approximately 1,600 SF of office area and 4,300 SF of warehouse area, and approximately 11,000 SF of mini-storage structure which includes 30 storage units, and WHEREAS, A 5,500 square foot future addition to the warehouse is illustrated on the plans submitted, and WHEREAS, Said property is zoned 1-1. Industrial Park District, and the proposed ofice I warehouse use is permitted by right, and the mini-storage use requires a condition use grant, and no public hearing has been scheduled, and WHEREAS, The site will utilize the existing shared drive abutting the east property line, and WHEREAS, The structures proposed have a 25 foot offset from the west property, and this is in conformance with the Code requirement, and WHEREAS, Berming and landscaping are proposed to screen the structures from the abutting property to the west, and WHEREAS, The structures are proposed to be COnStNcted with a poured wall wainscoting with the structure on the parcel to the east, and inset brick pattern, green metal-seam hip roof, and tan metal-seam wall panels, and this matches WHEREAS, That no exterior lighting has been illustrated, and a photometric plan will be required with the final submittal. and WHEREAS, Wetlands exist at the south end of the property, and detailed wetland information must be provided with the final submittal, and WHEREAS, Stormwater management plans are not required at this time, and all stormwater management will be required to be approved by the City Engineer and the Public Works Committee, and WHEREAS, The refuse area has not been illustrated with this submittal, and the final submittal must illustrate this area, and the appropriate screening to shield the dumpsten from view, and with the final submittal. and WHEREAS, A sign plan has not been submitted at this time, and will be required to be included e WHEREAS, Said parcel will be serviced by public sewer and water, THEREFORE BE IT RESOLVED, That the Plan Commission approves of a conceptual building site and operation plan for an office / warehouse structure and a conceptual building site and operation plan and conditional use grant for a mini-storage structure on the Meinen property located at S82 W19333 Apollo Drive (Tax Key No. 2228.999.020). BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction. and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
