APPROVAL OF A ONE (1) LOT SKETCH LAND DIVISION AND CONCEPTUAL REZONING
FOR THE HRlN PROPERTY LOCATED AT S99 W20523 PARKER DRIVE
(TAX KEY NO. 2280.999 I SE % OF SECTION 30)
WHEREAS, On January 9,2001 a sketch was submitted by Bryon Hrin for a one (1) lot land
division of the Hrin property located at S99 W20523 Parker Drive (Tax Key No. 2280.999), and
WHEREAS, The proposed land division would create lots with a minimum area of approximately
2.75 and an average minimum width of 250 feet, and
WHEREAS, Said property is zoned EA, Exclusive Agriculture District, requiring a minimum lot
size of 35 acres and an average minimum width of 1,275 feet, and the proposed parcel does not
meet said minimum zoning requirements for lot size and width, and
WHEREAS, The petitioner proposes lo rezone the property to RCE. Country Estate District,
requiring 2.75 acres of land area per dwelling unit, and said proposal would meet this
requirement, and
WHEREAS, The adopted 2010 Comprehensive Plan depicts this area as being set aside for
agricultural and open lands with a maximum density of 2.75 acres per dwelling and this proposal
is within this goal, and
WHEREAS, That the 2010 Plan indicates that non-farm residential properties be rezoned to RCE.
Country Estate District rather than as A. Agriculture District, and
WHEREAS, A 60 foot wide strip of land exists from a previous land division for future street
purposes, and this proposal utilizes this land to create a flag lot, and
WHEREAS, Said parcels will be serviced by on-site septic system and will access water by
private well.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a one (1) lot sketch
land division submitted for the Hrin property located at S99 W20523 Parker Drive (Tax Key No.
2280.999).
BE IT FURTHER RESOLVED, That the Plan Commission approves of the petiionel's intent to
rezone the property from EA. Exclusive Agriculture District to RCE, Country Estate District.
BE IT FURTHER RESOLVED, That the 60 foot right-of-way reservation shall be required to be
illustrated abutting the west property line of the proposed parcel, extending to its southernmost
boundary on the Final CSM.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is
only an indication of the current intent of the Plan Commission; Final submittals are subject to
future review and consideration by the Plan Commission, municipal committees of jurisdiction,
and other agencies, and approval of final plans is not guaranteed by this action of the Plan
