RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A
ONE LOT LAND DIVISION FOR THE VALLEY GREEN LIFT STATION
PROPERTY LOCATED IN THE SW % OF SECTION 24 (PART OF TAX KEY
NO. 2256.986)
WHEREAS, A certified survey map was submitted by the City of Muskego Utility
Department for a one (1) lot land division of the Luanne Lang property located in
the SW % of Section 24, and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission’s previously approved sketch review, and
WHEREAS, Said property is zoned R-3 Country Home District, and will be
subject to rezoning to RS-3 Suburban Residence District prior to survey
recording, said lot appears to meet said minimum zoning requirements for RS-3
parcels, and
WHEREAS, The adopted Comprehensive Plan depicts this area for medium
density development, and a sanitary sewer lift station is required to serve such
development, and
WHEREAS, the parcel abuts North Cape Road and is subject to the jurisdiction
of the Waukesha County Department of Transportation, and
WHEREAS, North Cape Road has been previously dedicated to its ultimate width
as depicted on the 2010 Street System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a Certified Survey Map for a one lot land
division of the Luanne Lang property located in the SW % of Section 24 subject
to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees by the sewer
utility if applicable.
BE IT FURTHER RESOLVED, That a digital *.DXF file, ‘.DGN file, or ‘.DWG file
of this Certified Survey Map be submitted to the City prior to City signatures
being placed upon the CSM (3-112” diskette) and all information transmitted on
the diskettes shall be tied to and referenced to State Plane Coordinates NGVD
1929 or others approved by the City Engineer.
