PCR2001003a ADOPTED RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) LOT LAND DIVISION FOR THE MARTIN PROPERTY LOCATED IN THE NE % OF SECTION 4 (A PART OF TAX KEY NO. 2173.991) WHEREAS, A certified survey map was submitted by Richard Marlin for a two (2) lot land division of the Ethel Martin properly located in the NE % of Section 4, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch review, under Resolution #PC 189- 2000, on October 17,2000, and RESOLUTION #P.C. 003-2001 WHEREAS, Said property is zoned RSE Suburban Estate District, requiring a minimum lot size of 40,000 square feet and an average minimum width of 150 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The adopted Comprehensive Plan depicts this area for medium density residential development, and the proposal is consistent with the Plan, and a WHEREAS, Said parcels may be serviced by City sewer and will access water through private wells, and WHEREAS, the 2010 Street System Plan indicates that Martin Drive is to be dedicated to an 80 foot ultimate width, and the proposal does not depict said dedications, and WHEREAS, The CSM results in a remnant parcel which exceeds 20 acres in size, and said remnant is proposed to be excluded from the final CSM. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two (2) lot land division of the Martin property located in the NE % of Section 4 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That the Plan Commission approves of the exclusion of the remnant parcel from the final CSM. BE IT FURTHER RESOLVED, That the Certified Survey map must depict the dedication of Martin Drive to its ultimate width of 80 feet, as measured 40 feet from centerline abutting the parcels. BE IT FURTHER RESOLVED, That a digital '.DXF file, '.DGN file, or '.DWG file of this Certified Survey Map be submitted to the City prior to City signatures being placed upon the CSM (3-1/2' diskette) and all information transmitted on the diskettes shall be tied to and referenced to State Plane Coordinates NGVD 1929 or others approved by the City Engineer Plan Commission City of Muskego Adopted: January 16,2001 Defeated: Deferred: Introduced: January 16, 2001 AlTEST.
