PCR2001002AMENDED APPROVAL OF AN AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR THE WESTWOOD CENTRE PROPERTY TO PERMIT CURVES FOR WOMEN TO INSTALL AN ILLUMINATED ENTRANCE CANOPY FOR THE PROPERTY LOCATED AT S75 W.17301 JANESVILLE ROAD (TAX KEY NO. 21 96.032) RESOLUTION #P.C. 002-2001 WHEREAS, Plans were submitted by Gail Levens representing Curves for Women to amend the existing building, site and operation plan of the Westwood Centre property located in the SE YI of Section 9, and WHEREAS, The existing property contains a multi-tenant commercial structure, and WHEREAS, The property is zoned B-2 Business District and the use is in conformance to the requirements of said zoning district, and WHEREAS, The proposed amendment is to permit the installation of a 3 foot by 4.5 foot illuminated entrance canopy over the tenant space for Curves for Women, and WHEREAS, The canopy is proposed to be raspberry in color with white lettering to identify the business, and WHEREAS, The Plan Commission has previously approved color and signage for the Westwood Centre and the proposal is in conflict with the prior approvals, which requires earth tone background colors, and red channel set lettering for all signage, and WHEREAS, The property is within the Downtown Design District and is subject to the provisions of the Downtown Design Guide, adopted by the Plan Commission as a component of the Comprehensive Plan, and WHEREAS, The proposal is in conflict with the Color and Signage guidelines found in the Downtown Design Guide. THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended building, site and operation plan for the installation of a shed style 3 foot by 4.5 foot non-illuminated entrance canopy over the tenant space for Curves for Women, being burgundy in color with six inch high white screened lettering to identify the business. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape e areas building facades and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. I BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
