PCR2001001e CORRECTED AND ADOPTED RESOLUTION #P.C. 001-2001 APPROVAL OF AN ACCESSORY STRUCTURE FOR THE HOFFMAN PROPERTY LOCATED AT W153 S6685 LAWNDALE PLACE (TAX KEY NO. 2166.017) WHEREAS, On January 5, 2001 a site plan and construction information was submitted by Richard Hoffman to construct a 572 square foot accessory structure at the property located at W153 S6685 Lawndale Place, and WHEREAS, The property is zoned RS-1, Suburban Residence District, and where said structure is a permitted accessory use and subject to Plan Commission review per Section 4.05 (2) C.l, and WHEREAS, The total square footage for accessory structures is limited to 60% of livable area of the first floor of the residence and contains approximately 1,436 which would allow 862 square feet of total square footage of accessory buildings, and WHEREAS, One outbuilding exists on the parcel and is to be razed prior to occupancy of the proposed structure, and WHEREAS, The location of the structure meets the required setback, and the required offset is 20 feet, the ultimate height is limited to 15 feet, the architectural appearance would be compatible with the applicant’s surrounding area, and the materials submitted do not propose the use of this nor any other structure on the property for business related activities, and WHEREAS, The structure will be constructed with asphalt shingles and W’’ textured aluminum siding, and the materials and colors will match the existing residence. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a compatible size structure not exceeding 572 square feet for the Hoffman property at W153 S6685 Lawndale Place in accordance to Section 4.05 (1) B and 6.1 1 (2). BE IT FURTHER RESOLVED, That failure to comply with the terms of this resolution and the approved site plans shall result in the issuance of fines of $100 per day per violation, the initiation of legal action, or both. 0 BE IT FURTHER RESOLVED, That the structure will be required to maintain a 20 foot side offset and said offset will be illustrated on the plans prior to the release of permits.
