APPROVAL OF A BUILDING SITE AND OPERATION PLAN FOR A STEALTH
WIRELESS COMMUNICATIONS FACILITY FOR VERIZON WIRELESS AT THE
TUDOR OAKS PROPERTY LOCATED AT S77 W12929 MC SHANE DRIVE
(TAX KEY NO. 2207.999)
WHEREAS, Plans were submitted on November 30, 2000 by WFI representing Verizon
Wireless for a building, site and operation plan for a stealth wireless communications
facility at the Tudor Oaks property located at S77 W12929 Mc Shane Drive (Tax Key
No. 2207.999), and
WHEREAS, The faciliij, is proposed to be located on an existing WEPCO transmission
tower, and said structures are exempt from the height requirements of the zoning
district, and
WHEREAS, Wireless Communicatims Facilities which are propo5ed to be located on
existing WEPCO transmission towers are classified as stealth facilities and are
permitted subject to Plan Commission approval of a building, site, and operation plan,
and

WHEREAS, Said property is currently zoned RS-2 I OPD Suburban Residence with
Planned Development Overlay District, and the petition conforms to the bulk
requirements of the District, and
WHEREAS, Access to the site via oxisting driveways for Tudor Oaks, and there is no
conflict with the adoptxi 2010 Stre::! Systen Plan.
WHEREAS, The public interest would be served by enhancing wireless
communications and emergency 91 1 capabilities, and
WHEREAS, A surety i? a form acceptable to the Finance Committee must be approved
prior to release of building permits 2.nd no information has been received to date, and
THEREFORE BE IT ESOLVED. That t% Plan Commission .3pproves of a building,
site and operation plan submitted November 30, 2000 by WFI representing Verizon
Wireless for a stealth wireless ccrnmunications facility at the Tudor Oaks property
located at S77 W12929 Mc Shane [!rive (Tax Key No. 2207.999).
BE IT FURTHER RESOLVED, Tha! :his approval is subject to receipt and approval of a
surety by the Finance Committee prior to release of huilding permits.
BE IT FURTHER RES!)LVED, Thai a copy of soid plans be kept on file in the Building
Department and that ,311 aspects 3f this plan BS they relate to landscape areas and
drainage shall be maintained in pxpetuity unless otherwise auihorized by the Plan 0
Commission
@ BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
landscaping andlor asphalting, a bond, letter of credit or cashiers check equal to twice
the value of said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal
action, or both.
