0 APPROVAL OF A SKETCH LA143 DIVISION FOR THE PELLMANN PROPERTY LOCATED IN
THE SW X OF SECTION 26 (LOOMIS DRIVE I TAX KEY NO. 2264.998)
WHEREAS, A sketch was submitted by Marvin and Gloria Pellmann for a land division of the
Pellmann property located in the SW X of Section 26, (Loomis Drive I Tax Key No. 2264.998),
and
WHEREAS, The proposed land division would create lots with a minimum area exceeding 2.75
acres. and
WHEREAS, Said property is zoned A - Agriculture District, requiring a minimum lot size of 2.75
acres and an average minimum width of 300 feet, and parcel appears to meet said minimum
zoning requirements for lot width, and
WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for rural and
agricultural development and this proposal is within this goal, and
WHEREAS, Said parcels will not be serviced by City sewer an3 water, and
WHEREAS, Loomis Road is required to be dedicated to its ultimate width of 80 feet, and
WHEREAS, Outbuildings are present on the parcel, and the maximum permitted floor area for
sald buildings IS lmted to 1 % of the lot area.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch land division
for the Pellmann property in the SW % of Section 26.
BE IT FURTHER RESOLVED, That on the final Certified Survey Map, Loomis Road is required
to be dedicated to its ultimate width of 80 feet, as measured 40 feet from centerline.
BE IT FURTHER RESOLVED, That the final Certified Survey Map shall include floor area
calculations for all outbuildings in order to assure that structures do not exceed 1% of the lot
area.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is
only an indication of the current intent of the Plan Commission: Final submittals are subject to
future review and consideration by the Plan Commission, municipal committees of jurisdiction,
and other agencies, and approval of final plans is not guaranteed by this action of the Plan
Commission.
