RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A
ONE LOT LAND DIVISION FOR THE SCHOLBE PROPERTY LOCATED IN
THE NW Yi OF SECTION 30 (PART OF TAX KEY NO. 2277.997 1 CROWBAR
ROAD)
WHEREAS, A certified survey map was submitted by Jeff Scholbe for a one (I)
lot land division of the Scholbe property located in the NW % of Section 30, and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission’s previously approved sketch review, under Resolution #P.C. 199-
2000, and
WHEREAS, Said property is zoned EA, Exclusive Agriculture District, requiring a
minimum lot size of 40,000 square feet and said lot appears to meet said
minimum zoning requirements, and
WHEREAS, The adopted Comprehensive Plan depicts this area for rural and
agricultural use, and the land division is in conformance with the Plan, and
WHEREAS, Said parcels will be serviced by private sewer and water facilities,
and
WHEREAS, A grading plan is required prior to issuance of building permits, and
WHEREAS, Crowbar Road is dedicated to its ultimate width as required by the
2010 Street System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a Certified Survey Map for a one (1) lot land
division of the Scholbe property located in the NW % of Section 30 subject to
resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance and outstanding assessments if
applicable.
BE IT FURTHER RESOLVED, That a digital *.DXF file, ’.DGN file, or *.DWG file
of this Certified Survey Map be submitted to the City prior to City signatures
being placed upon the CSM (3-112” diskette) and all information transmitted on
the diskettes shall be tied to and referenced to State Plane Coordinates NGVD
1929 or others approved by the City Engineer
