PCR2000190RESOLUTION #P.C.190-2000 APPROVAL OF A CONCEPTUAL BUILDING SITE AND OPERATION PLAN AND CONDITIONAL USE GRANT FOR A COMMERCIAL DOG KENNEL ON THE STEINHOUSE PROPERTY LOCATED IN THE SE 1/4 OF SECTION 34 (TAX KEY 2296.998) WHEREAS, On October 6,2000 conceptual plans were submitted by Thomas Waite for a conceptual building, site and operation plan and Conditional Use Grant for a commercial dog kennel located on the Steinhouse property located in the SE 114 of Section 34, and WHEREAS, Said property is currently zoned A, Agriculture District, and said use is permitted with a Conditional Use Grant as specified by the zoning district requirements, and WHEREAS, A public hearing will be required to be scheduled before the Plan Commission, and WHEREAS, The land is in the process of being subdivided and the resulting property will be 40 acres, and WHEREAS, The petitioner proposes to accommodate a minimum of 50 dogs for boarding and training, and WHEREAS, The petitioner proposes to construct two buildings, one approximately 4,800 square feet to house the dogs, and the other approximately 1,728 square feet for maintenance equipment, and WHEREAS, A privacy fence is proposed along the southern property line THEREFORE BE IT RESOLVED, That the Plan Commission approves of the conceptual building, site and operation plan and Conditional Use Grant submitted October 6, 2000 for a commercial dog kennel located in the SE 114 of Section 34. BE IT FURTHER RESOLVED, That this approval is for a maximum of 50 dogs. BE IT FURTHER RESOLVED, That a deed restriction shall be placed on the property prohibiting further land division when the Conditional Use Grant for the commercial kennel is in effect. e 0 BE IT FURTHER RESOLVED, that this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
