PCR2000189RESOLUTION #P.C. 189-2000 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE MARTIN PROPERTY LOCATED IN THE NE X OF SECTION 4 (TAX KEY NO. 2173.991 I MARTIN DRIVE) WHEREAS, On September 28, 2000 a sketch was submitted by Richard Martin for a two (2) lot land division of the Martin property located in the NE X of Section 4, (Tax Key No2173.991 I Martin Drive), and WHEREAS, The proposed land division would create lots with a minimum area of 40,000 square feet and an average minimum width of 150 feet, and WHEREAS, Said property is proposed to be zoned RSE Suburban Estate District, requiring a minimum lot size of 40,000 square feet and an average minimum width of 150 feet, and parcel meets said minimum zoning requirements, and WHEREAS, The parcels will be served by municipal sewer and private water, and WHEREAS, Martin Drive is required dedicated to its 80 foot ultimate right-of-way width, and WHEREAS, The land division will result in the creation of a remnant parcel which is in excess of 20 acres, and the Plan Commission may authorize the petitioner to exclude said lands from the final CSM, and WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for medium density residential development and this proposal is within this goal. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division of the Martin property in the NE %of Section 4. BE IT FURTHER RESOLVED, That Martin Drive shall be dedicated to its 80 foot ultimate right- of-way width on the final CSM. BE IT FURTHER RESOLVED, That the remnant parcel may be excluded from the final CSM. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
