PCR2000184AMENDED AND ADOPTED APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE PATCH PROPERTY LOCATED IN THE SW 1/4 OF SECTION 17 (TAX KEY NO. 2227 118 /WOODS ROAD) RESOLUTION WC. 184-2000 WHEREAS, On September 14,2000 a sketch was submitted by Wayne Salentine for a two (2) lot land division of the Patch property located in the SW % of Section 17, (Tax Key No. 2227 118 I Woods Road), and WHEREAS, The proposed land division would create lots with a minimum area of 35,300 square feet and an average minimum width of 126 feet, and WHEREAS, Said property is proposed to be zoned RS-3 / OPD Suburban Residence District as modified by the Planned Development Overlay District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 11 0 feet, and parcel meets said minimum zoning requirements, and WHEREAS, The parcels will be served by municipal sewer and water, and WHEREAS, Woods Road has been dedicated to its ultimate right-of-way, and 0 WHEREAS, Wetlands and floodplains are present on the property and are required to be delineated on the final CSM, and WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for medium density residential development and this proposal is within this goal. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division of the Patch property in the SW % of Section 17 BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission. BE IT FURTHER RESOLVED, That this is a non-substantial change to the Planned Development District.
