PCR2000176TWICE AMENDED RESOLUTION #P.C. 176-2000 APPROVAL OF A TWO (2) LOT CERTIFIED SURVEY MAP FOR THE DREAMLAND PLANNED DEVELOPMENT PROPERTY LOCATED IN THE SW 'A OF SECTION 2 AND SE 'A OF SECTION 3, LOCATED AT THE NORTHEAST CORNER OF JANESVILLE ROAD AND MOORLAND ROAD (TAX KEY NO. 2167.995 AND 2172.999) WHEREAS, A Certified Survey Map was submitted by Attorney John Finerty, representing Albertson's I Jewel-Osco for a two (2) lot land division of the Dreamland planned development property located in the SW 'h of Section 2 and SE 'A of Section 3 (Tax Key No. 2167.995 and 2172.999), and WHEREAS, The proposed land division would create lots with a minimum area of 18 acres, and a minimum average width exceeding 1,000 feet, and WHEREAS, Said property is proposed to be zoned B-3 / RSM I OPD General Business District, Multiple Family Residential, and Planned Development Overlay and parcels appears to meet said minimum zoning requirements, and WHEREAS, The Comprehensive Plan depicts this area as being set aside for commercial (Lot 2) and high density residential development (not exceeding 8.0 dwelling units per acre on Lot I), and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by City sewer and water, and WHEREAS, Said parcel are served by cross-access easements, and vision comer easements are required where such easements intersect public roadways, and WHEREAS, The General Design Guide of the City of Muskego requires the provision of additional cross access easements to parcels identified as Tax Key No's 2167.993 and 2167.994, and such easements must traverse the length of the property boundaries, and WHEREAS, Said parcels are required to include easements for common stomwater detention, and WHEREAS, Lot 1 is illustrated to include the preservation of existing woodlands, which have been identified as an Isolated Natural Resource Area by the Southeastern Wisconsin Regional Planning Commission, and WHEREAS, All existing structures will be removed, and WHEREAS, The proposal dedicates Janesville Road to its ultimate width, as depicted on the 2010 Highway System Plan. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division of the Dreamland planned development property in the SW % of Section 2 and SE '/4 of Section 3. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to hture review and consideration by the Plan Commission, municipal e 0 committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission. THEREFORE BE IT FURTHER RESOLVED, That a cross access easement between Koso Drive and the proposed trailic aisle be placed on the certified survey map.
