APPROVAL OF AN AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN
FOR THE ROYAL RECOGNITION PROPERTY LOCATED AT S83 W19105 SATURN
DRIVE
WHEREAS, Plans were submitted by MSI General Corp. to amend the existing
building, site and operation plan of the Royal Recognition property located at S83
W19105 Saturn Drive on August 25, 2000, and
WHEREAS, The existing property contains an office and warehouse, and
WHEREAS, The property is zoned I-lllndustrial Park District and the existing use is in
conformance to all the requirements of said zoning district, and
WHEREAS, The proposed amendment is to construct a 4,800 square foot warehouse
expansion and a 2,160 square foot office area addition and this would be in
conformance with said zoning district, and
WHEREAS, The proposed additions conform to all the requirements of the zoning
district, and
WHEREAS, The warehouse addition will be constructed with metal panels and roof to 0 match the existing and architectural block where visible from the right-of-way, and
WHEREAS, The office expansion will be constructed with architectural block to match
the existing structure, and
WHEREAS, The parking area is proposed to remain gravel surfaced and the Zoning
Code requires parking areas for more than 4 vehicles to be hard surfaced, and
WHEREAS, The site must comply with the Clty's Stormwater Management Ordinance,
and no plans have been submitted at this time, and
WHEREAS, No landscaping plans have been submitted for the site.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
building, site and operation plan for a 4,800 square foot warehouse expansion and a
2,160 square foot office area addition at the property located at S83 W19105 Saturn
Drive, for MSI General Corp.
BE IT FURTHER RESOLVED, That the parking area shall be hard surfaced and
parking stalls delineated.
BE IT FURTHER RESOLVED, That stormwater management plans be approved by the
Public Works Committee and City Engineer prior to the release of building permits. a
BE IT FURTHER RESOLVED, That a landscaping plan be approved by the Planning
Department staff prior to the release of building permits.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas building
facades and drainage shall be maintained in perpetuity unless otherwise authorized by
the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
landscaping andlor asphalting, a bond, letter of credit or cashiers check equal to twice
the value of said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal
action, or both.
BE IT FURTHER RESOLVED, That all new exterior lighting shall be cutoff high
pressure sodium vapor fixtures.
