a APPROVAL OF A TWO (2) LOT CERTIFIED SURVEY MAP FOR THE JOHNSON
PROPERTY LOCATED IN THE NW % OF SECTION 25
(TAX KEY NO. 2257.996 1 W126 S9555 NORTH CAPE ROAD)
WHEREAS, On July 14, 2000 a certified survey map was submitted by David Johnson for a
two (2) lot land division of the property located in the NW % of Section 25, (Tax Key No.
2257.996 1 W126 S9555 North Cape Road), and
WHEREAS, The proposed land division would create lots with a minimum area of 17,772
square feet and an average minimum width of 145 feet, and
WHEREAS, Said property is zoned RS-3, Suburban Residence District, requiring a
minimum lot size of 15,000 square feet and an average minimum width of 100 feet, and
parcels appear to meet said minimum zoning requirements, and
WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for
medium density residential development and this proposal is within this goal, and
WHEREAS, The adopted 2010 Highway System Plan depicts North Cape Road to have an
ultimate right-of-way width of 100 feet, and Ryan Road to have an ultimate right-of-way width 0 of 80 feet, and such dedications of land are depicted on the submittal, and
WHEREAS, Said parcels will be serviced by City sewer and private water
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey
Map being submitted creating a two (2) lot land division of the Johnson property in the NW
% of Section 25 subject to resolution of technical discrepancies as identified by the City
Planning Department and City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital *,DXF file, ‘.DGN file, or ‘.DWG file of this
Certified Survey Map be submitted to the City prior to City signatures being placed upon the
CSM (3-112” diskette) andall information transmitted on the diskettes shall be tied to and
referenced to State Plane CoordinatesNGVD 1929 or others approved by the City
Engineer
